1 Yorkville’s Heritage Row on Yonge Sees Finishing Touches | UrbanToronto
Bazis and Plaza’s 1 Yorkville development is nearing completion, with residents moving in and the amenities getting closer to opening. In the meantime, 1 Yorkville’s its six heritage storefronts along Yonge Street can claim the same; while the 58-storey, Roy Varacalli-designed condominium tower has been under construction since 2015, having topped out in mid-2019, the heritage storefront buildings integrated into the base of the tower had their wraps removed last October — after being covered up for nearly two and a half years while the tower was being constructed — have been restored in a process overseen by heritage specialists ERA Architects, brought back to their former glory. Most recently, the sidewalk on Yonge Street outside of the heritage storefronts was poured this week. Cones are still in place to prevent accidents until all gaps are filled.

While our update last December shared that the heritage storefronts had illumination that highlights the restored and reconstituted architectural details, the City has since refused a permit for illuminated signs for the storefronts; it seems the City wants such restored buildings to look authentic, including signage that is more appropriate to the Victorian aesthetic of the facades. At a similar heritage preservation site a few blocks south on Yonge Street that was associated with the 5 St Joseph project by MOD Developments, lighting was restricted to ambient street lighting and simple, high contrast signage.

The heritage storefronts are now being prepared on the inside ahead of welcoming their retail tenants. In time we shall see who has leased space here, and what signage and lighting end up on the exterior.
