3005 Bloor West Advances with Site Plan Approval Application | UrbanToronto
Plans for a 7-storey mixed-use building at 3005 Bloor Street West in the Kingsway area of Etobicoke have advanced. The development is located on the southwest of Bloor and Humbervale Boulevard, on the block east of Royal York Road. In November, 2017, Bousfields Inc. filed a rezoning application on behalf of One Properties to the City of Toronto to permit of the development of the site, and in July of this year the developers submitted an updated Site Plan Approval application.

The site is currently occupied by a 2-storey building—a car detailing centre on the first storey and commercial uses on the second storey— with surface parking. A 6-storey mixed-use building is immediately west of the site at the southeast corner of the intersection of Bloor Street West and Royal York Road, while one and two-storey single detached houses make up the neighbourhood to the south. (One Properties also owns a single family home to the south at 14 Humbervale; it is not a part of this application.) North and east of the site along Bloor Street West are mostly 1 and 2-storey buildings occupied by retailers and restaurants, sometimes with residential rental units above.
Residents can walk to the Royal York Subway Station within a couple minutes, while several bus routes travel north or south from the station.

The proposed 7-storey mixed-use building that would replace the current building and parking area is designed by Turner Fleischer Architects. The total gross floor area is 5,508m². The mixed-use building faces Bloor with a 4-storey podium, consistent with the height of the building immediately west, and is set back 2.4 metres from a new north property line (0.4 metres along the north edge of the property are being deeded to the City for a Road Widening Allowance). Storeys 2 through 6 overhang the setback by 1.2 metres, while storey 7 steps back 1.5 metres from the 6th. Approximately 532m² of retail space in two units will front onto the Bloor Street sidewalk.

The proposal includes 51 residential units in total, with the mix consisting of 28 one-bedroom plus dens (55%), 17 two-bedrooms (33%), and 6 three-bedrooms (12%).

Vehicle access to the site is via a private driveway connected to Humbervale Boulevard on the south side of the building. A total of 60 parking spaces—49 for residents, 6 for visitors, and 5 for retail use—plus 37 bicycle parking spaces are included across two underground levels. 6 short-term bicycle spaces are provided at grade.
