3005 Bloor West Advances with Site Plan Approval Application | UrbanToronto
An 8-storey mixed-use building and a 2-storey single detached residential dwelling have been proposed at 3005 Bloor Street West and 14 Humbervale Boulevard, respectively, in the Kingsway area of Etobicoke. The development is located on the south side of Bloor Street West on the block west of Royal York Road. In November, 2017, Bousfields Inc. filed a rezoning application on behalf of One Properties to the City of Toronto to permit of the development of the site, and in May of this year the developers were ready with the Site Plan Approval application.

The site is currently occupied by a 2-storey building—a car detailing centre on the first storey and commercial uses on the second storey— with surface parking, and a single family home to the south. A 6-storey mixed-use building is immediately west of the site at the southeast corner of the intersection of Bloor Street West and Royal York Road, while one and two-storey single detached houses make up the neighbourhood to the south. North and east of the site along Bloor Street West are mostly 1 and 2-storey buildings occupied by retailers and restaurants, sometimes with residential rental units above.
Residents can walk to the Royal York Subway Station within a couple minutes, while several bus routes travel north or south from the station.

The 8-storey mixed-use building and a 2-storey single detached dwelling on the site are designed by Turner Fleischer Architects. The total gross floor area is 6,859m², resulting in an FSI of 3.54. The 8-storey mixed-use building faces Bloor with a 5-storey podium, in consistency with the height of the building immediately west, and is set back 2.4 metres from the north property line. Storeys 6 and 7 step back 1.5 metres each from the storey below, and storey 8 steps back 3.35 metres from the 7th. Approximately 500m² of retail space in two units will front onto the Bloor Street sidewalk.
The 2-storey single detached residential dwelling and its driveway located south of the 8-storey building, are set back 3.5 metres and 0.6 metres from the south property line respectively.

The proposal includes 81 residential units in total, with the 8-storey building consisting of 6 one-bedrooms (8%), 23 one-bedrooms with a den (29%), 12 two-bedrooms (15%), 31 two-bedrooms with a den (39%), 6 three-bedrooms (8%), and 1 three-bedroom with a den (1%). The 2-storey dwelling includes 3 bedrooms and access to a backyard.
Vehicle access to the site is via a private driveway connected to Humbervale Boulevard, located south of the 8-storey building and north of the single detached dwelling. A separate driveway is also available to residents in the single detached dwelling. A total of 81 parking spaces and 67 bicycle parking spaces are included at ground level and across two underground levels.
