Atria Development Resubmits Plans for Mid-Rise at 1376 Kingston Road | UrbanToronto
A proposal by Atria Development at 1376 Kingston Road across from the Toronto Hunt Club in southwest Scarborough has been revised. Located on the northwest corner with Cornell Avenue, to the west, north, and east of the site are similar recent mid-rise residential developments along Kingston Road that range from 6 to 9 storeys that have been built or are approved for development.

The original application for this site was submitted to the City in 2016 by WND Associates Limited on behalf of the developers, seeking a Zoning By-law Amendment to permit a 9-storey residential building, pictured below.

Later that year it was revised and resubmitted a 7-storey residential building, pictured below.

The newest revision is for a 6-storey residential building with ground-floor retail space. While the City argued that the previous versions were too tall as they were immediately adjacent to low-rise residential, the developers argue that the revised “Avenue-style” 6-storey built form now represents a mass and scale in keeping with other recent developments along this stretch of road while being sensitive to its surrounding context, as it ensures the scale of the building matches the street as well as providing a transition to adjacent lower scale houses.

The 22.72 metre-tall building is designed by architects A & Architects Inc. The Gross Floor Area the amount has seen a decrease from the initial proposal of 5,509 m² and subsequent 6,115 m², to its current proposal of 3831 m², consisting of 3,733 m² of residential space and 98 m² of ground-level retail space. The number of units in the latest revision have decreased from the earlier proposals of 50 and 52 units to the new number of 32, in a mix 7 one-bedrooms, 20 two-bedrooms, and 5 three-bedrooms.

The initial proposal had 50 parking spaces with 3 visitor spaces, the second had proposed 54 spaces with 3 visitor spaces, while the latest proposal sees only 38 parking spaces, 4 for visitors. Throughout all three versions, the one aspect that has remained is that the parking would be in a 3 level underground garage. Access to the garage is proposed from Cornell Avenue, screened by an overhead door.
