Construction Continues at Lifetimes’ XO Condos, While XO2 Selling Well | UrbanToronto
Construction on the Core Architects and Turner Fleischer Architects-designed XO Condos has progressed since our last update in December, with the fourth floor of the Lifetime Developments and Pinedale Properties’ project’s first phase now being formed. Located on the southwest corner of King and Dufferin streets in Toronto’s West End, the condo is well on its way towards its final height of 14 storeys.
Our last construction update on the project shared that crews were in the process of forming the third floor, with about half of the multiple concrete columns sitting on the site waiting to be built into. Now, those columns on the Dufferin-facing side of the site have all been incorporated into the structure, and have sections of reinforced walls standing above, already formed.

Shoring poles on the lower levels have also been removed since we last checked in, no longer needed to support the first and second levels, as they have now fully cured.
Looking northwest across Dufferin to the site, we can see fly forms that have been put in place to create the concrete slab of the next level. The forms will be slid out and flown up to create the next level after the current level is done. The blue concrete pump that stands next to the crane, it’s arm retracted for the moment, is used to pour the concrete onto the forms. As the building rises, the pump, like the crane, will be raised so that it can be used on upper floors as well.

A view of the site from a higher vantage point shows us the extent of work taking place across the entire footprint of the site. We can see more walls atop the fourth level currently being formed on the King Street-facing portion of the building, while the southern portion is covered with orange tarp in order to protect it from the wet weather.
The podium levels of the new development are quickly rising, and wrapping around the heritage corner building which is currently being used as the project’s presentation centre. Once the condo is fully sold, the heritage building will be repurposed to house retail space.

After it is completed next year, the first phase building is set to bring 307 suites to the King and Dufferin area in a range of layouts from 450 ft² to 1,250 ft² at 1221 King Street West.

Just across the street is where the second phase of the project – XO2 Condos – will be located, northeast of the first phase. Also designed by Turner Fleischer, XO2 was launched last month, with representatives at Lifetime telling UrbanToronto that the project is selling quickly.
Upon launching the project last month, Lifetime shared the anticipated amenities for the second phase, including a gym, KO-XO Boxing Studio, and a residents lounge fitted with chef kitchen, dining area, multiple private seating alcoves, and a pool table. Interiors of the shared spaces will be appointed by Tomas Pearce Interior Design Consulting Inc.
Construction has not yet begun, but once completed, XO2 Condos will have a total of 410 suites spread across 19 storeys located at 1182 King Street West.
