M4: Next Phase in M City Community to Include High-Tech Features | UrbanToronto
The Mississauga City Centre skyline is soon to be redefined by the first three towers of the M City community, now under construction at Burnhamthorpe Road and Confederation Parkway. Following on the success of these skyline-defining towers to be—M1, M2 and M3—the project team of developers Rogers Real Estate Development Ltd. and Urban Capital Property Group has now released more details about M4 at M City, the next condominium tower to rise at the community.
“The success of our first three phases of M City continues to prove that there is deep, and consistent demand to live in Mississauga, particularly in the emerging downtown”, reads a statement by Mark Reeve, Partner at Urban Capital Property Group. “With M4, we’re raising the stakes, delivering one of most tech-savvy buildings in all of Canada. This is another important step towards realizing the city’s Downtown21 master plan and cementing Mississauga at the forefront of city-building and development.”
Like the first three towers now in varying stages of construction, M4 is to be taller than anything that currently exists in Mississauga, planned to rise just southwest of the M3 tower. At 67 storeys with a height of 215.6 metres, the Core Architects-designed M4 is not quite as tall as its under-construction siblings, though its lofty height and comparatively minimalist aesthetic will contribute greatly to the developing urban feel within the wider eight-tower, 15-acre, 4.3 million ft² M City community.

The M4 design consists of a single tower massing broken up into a quartet of volumes dubbed “towerettes” with exteriors defined by repeating vertical fins. The tower’s S-shaped footprint allows for six sets of corner units, allowing for more desirable floorplans than a standard tower massing. “Balancing the iconic designs from previous phases, M4’s sophisticated, timeless tower is juxtaposed against a striking, deconstructed podium composed of stacked rectilinear building blocks,” reads a statement by Babak Eslahjou, Principal at Core. “The intention is to amplify the drama and architectural energy along the streetscape, while complementing the community-wide impact along Mississauga’s western skyline.”

In the lead-up to the project’s marketing launch, emerging details include enhanced telecommunications features that dovetail with the might of Rogers Real Estate’s media giant parent company. “Everything about M City is inspired by our belief in Mississauga and the desire to deliver a world-class community to the city. When the site was first acquired over 50 years ago, the plan was to erect CHFI radio station antennas,” reads a statement issued by John Anderton, Vice President, Treasurer, Rogers Telecommunications Limited. “Now, over five decades later, we may not be erecting radio antennas, but we are investing heavily in technology and broadcasting loud and clear what the future of residential living is going to look like in Mississauga and across Canada.”
This innovative infrastructure is to include technology known as a Distributed Antenna System (DAS) built into and exclusively serving the tower with enhanced Rogers wireless cellular network coverage. The DAS adds coverage to areas commonly known as “dark spots” such as underground garages. Other perks include an advanced fibre-powered network known as Rogers Ignite Wi-Fi Promise, and each suite being provided with 1.5 gigabit-per-second Rogers Ignite InternetTM Gigabit service. Residents are also to have exclusive access to the Rogers Smart Community 1VALET app, which provides a range of features including enhanced contactless building access and facial recognition entry to digital keys and remote guest access, and integration with the smart door locks.
M4 will bring another 954 condominium units to the community, with areas ranging from 420 to 1,330 ft² in layouts spanning from one-bedroom to three-bedrooms plus den, and priced starting from the low $400s. Residents will have access to 36,000 ft² of indoor and outdoor amenity spaces appointed by Cecconi Simone, to be spread across three levels of the building. These spaces will include a Zen-inspired Nakaniwa Garden, a courtyard with a rock sculpture garden atop a water plinth. This space will connect with other amenities, which will include an open-air saltwater pool, an outdoor amenity terrace, communal workspace, fitness centre, playroom, and a dual-purpose party room and co-working space.
