Top 8 Most Active Developers of Purpose-Built Units Under Construction | UrbanToronto
It has been a big year for building in Toronto — which means developers have been busy. While everyone seems to think immediately about more and more condos, in fact there are many projects underway now to satisfy the demand for more rental housing too. We used our new UT Pro software to dig through our database to identify the largest rental projects that are either currently under construction, or where the wheels are in motion to bring a project together soon.
Here is our list of the top eight most active developers based on the number of purpose-built rental units that are currently or shortly to be underway in Toronto:
8. KingSett Capital
Valhalla Village designed by BDP Quadrangle for KingSett Capital
Coming in 8th, with a total of 1,023 units currently under construction, is KingSett Capital. All of the units are actually within one development: Valhalla Village. The mixed-use complex is designed by BDP Quadrangle, and is located at 300 The East Mall in Etobicoke. It will consist of four buildings that will reach heights of 10, 21, 29, and 37 storeys.
7. BentallGreenOak
45 Strachan designed by Hariri Pontarini Architects for BentallGreenOak
In seventh place is BentallGreenOak, with 1,092 units currently under construction. Their project with the most rental units under construction is 45 Strachan, with 433. The building is designed by Hariri Pontarini Architects, and will stand 39-storeys in Toronto’s Garrison Point area.
6. Westbank Corp

In the sixth spot we have Westbank Corp, with 1,371 total rental units currently underway. Most of these units are within Mirvish Village, at 909. The community is designed by Henriquez Partners Architects of Vancouver and Toronto’s Diamond Schmitt Architects, and is redeveloping the old site of Honest Ed’s at Bloor and Bathurst Streets in The Annex area. The project will include multiple buildings that will reach heights of 13, 19, 24, 25, and 26 storeys.
5. Tribute Communities
Parkside Square designed by Turner Fleischer Architects for Tribute Communities
In fifth is Tribute Communities with a total of 1,471 rental units currently under construction. All of these units are within Parkside Square, designed by Turner Fleischer Architects. The mixed-use development includes four towers of 12, 26, 34, and 43 storeys on the southwest corner of Sheppard Avenue East and Consumer Road, in the Consumers Road area of North York.
4. Dream Unlimited and Kilmer Group
We have a shared fourth place with Dream Unlimited and Kilmer Group!
West Don Lands: Block 3, 4 & 7 designed by ArchitectsAlliance and COBE Architects for Dream Unlimited, Kilmer Group, and Tricon Residential
Block 8 West Don Lands designed by ArchitectsAlliance and COBE Architects for Dream Unlimited, Kilmer Group, and Tricon Residential
With 1,611 rental units under construction, these two developers share the spot because they are working in joint venture on the fourth place projects at West Don Lands: Block 3, 4 & 7 with 855 units, and at Block 8 West Don Lands, with 756 units. Both projects are designed by COBE Architects and architects—Alliance, and are located near The Distillery District. Block 3, 4, & 7 include three towers all of 13 storeys, while Block 8 has two towers of 16 storeys and one of 26.
3. Fitzrovia Real Estate Inc.
3450 Dufferin Street designed by IBI Group for Fitzrovia Real Estate
Coming in third place is Fitzrovia Real Estate Inc. with a total of 1,652 rental units on the way. The development that is home to most of the units is 3450 Dufferin Street, with 728 in three towers designed by IBI Group, which will rise to 23, 27, and 29 storeys on the southwest corner of Dufferin Street and Bridgeland Avenue across from Yorkdale Shopping Centre.
2. Medallion Corporation
Casa Emery Village designed by IBI Group for the Medallion Corporation
Second place goes to Medallion Corporation, with 2,237 rental units, all of which are within Casa Emery Village in western North York. Designed by IBI Group, this large development is divided over four phases, the first of which — comprised of two 10-storey buildings and a 28-storey building plus retail — is finished and occupied. Phase 2 is currently under construction, with 26 and 30-storey towers plus a community centre. In the pipeline next, Phase 3 will have 20 and 35-storey towers, plus retail and a POPS, while Phase 4 will round out the Weston Road and Finch Avenue West site with towers of 40, 45, and 55-storey towers plus a POPS plus a public park.
1. Tricon Residential
Tricon Residential gets first place, with a grand total of 2,270 rental units currently under construction. The developer is another partner in the previously mentioned projects of West Don Lands: Block 3, 4 & 7 and Block 8 West Don Lands, which are its top two projects that house the most units under construction. Tricon jumps to first place when adding three other projects currently underway; The Taylor, The Ivy, and The James at Scrivener Square, which bring its total of units under construction considerably higher than all other developers in the city.
The Taylor Diamond Schmitt Architects and Graziani + Corazza Architects for Tricon Residential
The Taylor has 286 units under construction. It is a 36-storey luxury residential rental tower at 57 Spadina just south of King, and is designed by Diamond Schmitt Architects and Graziani + Corazza Architects.
The Ivy designed by Graziani+Corazza Architects for Tricon Residential
The Ivy has 232 units currently under construction at at 8 Gloucester Street in Downtown Toronto. The rental tower will stand 34-storeys tall, and is designed by Graziani + Corazza Architects.
The James at Scrivener Square designed by COBE Architects and Graziani+Corazza Architects for Tricon Residential
The James at Scrivener Square has 141 units under construction. It is a 21-storey building and will contain retail in addition to rental units. Designed by COBE Architects and Graziani + Corazza Architects, it is located on Yonge Street just south of Summerhill subway station.
