Yonge Street Mission Proposes Mixed-Use Complex on Gerrard East | UrbanToronto
The Yonge Street Mission (YSM) has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto to redevelop the site located at 306 through 310 Gerrard Street East, on the edges of Cabbagetown and Regent Park. The proposed 10-storey redevelopment would replace several features now on the site — a surface parking lot, single-storey YSM thrift store, private laneway, 2-storey detached house, and single-storey YSM Martin Centre Administrative Office lot — with a mixed-use complex designed by Diamond Schmitt Architects with affordable and market rental housing, community programming, public green space, and commercial area. The site is on the north side of Gerrard east of Parliament Street.

Yonge Street Mission is an agency with a goal of ending poverty in Toronto through providing food, housing, clothing, counselling, mental health, and employment services. Their goal for the proposed development is to better provide these services in this community. The YSM will be partnering with Goodwill to add more employment opportunities.

The proposal includes one building with three components;
a large office space for YSM
residences where half will be affordable rental and half will be market rental
retail for Goodwill and Doubletake.
In the middle of the buildings are a private laneway, parking and a courtyard.

YSM required that the development be designed with sustainability and climate change in mind, and the complex includes green roofs and energy efficient materials. To integrate into the surrounding neighbourhoods, the laneway and courtyard are accessible, while also mitigating noise and shadows by including buffers to the surrounding buildings.

The total gross floor area is 20,400m² with a floor space index of 3.9. Proposed are 191 affordable and market rental units with 26 studios (14%), 56 one-bedrooms (29%), 73 two-bedrooms (38%), and 36 three-bedrooms (19%).

Parking would be accommodated in 100 underground spaces, while there are 221 spaces for bicycles. The proposed development is served by the 506 streetcar which runs along Gerrard Street right in front of the site to subway lines 1 and 2, while bus stops are within walking distance served by route 65 which connects to subway line 2.
