Devron and AUDAX Bring Heritage and Sustainability to 101 Spadina | UrbanToronto
101 Spadina Avenue, at the southeast corner with Adelaide Street, offers a cosmoplitain living experience within the heart of Toronto. Devron Developments’ 39-storey tower draws upon the rich and eclectic architectural heritage of the neighbouring blocks for its fusion of past and present.

With nearly one million square feet of property under development, Devron’s approach includes employing cutting-edge construction materials and techniques, that has been manifested already in their growing portfolio which includes Lawrence Park’s 9-storey The Winslow (below) and Thornhill’s 27-storey The Vanguard (above).

At 101 Spadina, Devron has brought AUDAX architecture onboard. Under Gianpiero Pugliese’s leadership, AUDAX is an award-winning firm renowned for its holistic approach to design. The firm crafts spaces that resonate with respect for historical contexts; their design philosophy, referred to as Human Architecture, seeks to marry the classical with the contemporary, which is what drives their creative process. Here at Spadina and Adelaide, AUDAX drew inspiration from the Art Deco buildings with limestone bases and decorative entries that characterize the neighbourhood. The design for this tower is an homage to this history, while simultaneously incorporating all the latest technologies and comforts into the living spaces.

Positioned in one of Toronto’s heritage corridors, 101 Spadina’s site is surrounded by heritage buildings to the west, north, and south. With eight recognized heritage properties closely adjacent to 101 Spadina, all dating back to the early 20th century, the context is integral to 101 Spadina’s identity. This backdrop, combined with the development’s modern amenities and public spaces — like a 10,000 ft² public park that will front onto Adelaide and Spadina — will foster a living environment that is imbued with culture and community.

Inside, the 397-unit development promises a modern living experience, featuring high-speed elevators, large suites with heightened ceilings, and meticulous attention to acoustic privacy. The building’s masonry exterior not only pays homage to traditional architecture but also offers enhanced insulation, contributing to a comfortable and energy-efficient living environment. Moreover, at 101 Spadina, Devron is adopting geothermal technology for heating and cooling, a move that underscores Devron’s commitment to sustainability, providing residents with a green solution that reduces carbon footprint while offering residents long-term cost stability and enhanced comfort. Each suite will also have its own Energy Recovery Ventilator (ERV) unit promoting fresh air and individual control over the living environment.
Residents will enjoy access to 12,000 ft² of exclusive amenity space, including outdoor terraces and state-of-the-art health and wellness facilities. For families, a dedicated playroom for children ensures that the youngest residents have a space to explore. The development also boasts sophisticated private lounges for entertaining.

101 Spadina’s location will give residents easy access to Toronto’s transit system. While the site is already served by multiple TTC surface routes including the Spadina streetcar, within a few years the subway will be just steps away at Queen and Spadina via a station on the new Ontario Line 3, now under construction. Until then, it is a short streetcar ride along King Street — or 13-minute walk — to St Andrew station on University Line 1. Even without transit, residents will be a short walk eastward to the lively Financial and Entertainment Districts, Queen West, King West, and the Harbourfront area.
